Companies lease 30 percent more logistics and industrial spaces in first nine months (analysis)

Companies have leased around 750,000 square metres of logistics and industrial spaces in the first nine months of the year, 30 percent more than in the same period last year, according to a specialist analysis published on Wednesday.

According to the Romania Industrial Marketbeat Q3 2025 report, published by Cushman & Wakefield Echinox, the total space leased for the year could once again reach the one million square metres mark, the five-year average.

At the same time, figures for the third quarter show 235,000 square metres of space leased, with companies much more active in this period compared with the same period last year, when they contracted 164,000 square metres. However, the volume leased is on a slight downward trend compared with the second and third quarters of this year, when demand stood at around 260,000 square metres per quarter.

"If in the first nine months, new contracts accounted for 60 percent of the space leased, in Q3 renegotiations of existing contracts were increased by 52 percent of the total volume. Tenants continue to analyse the existing options very carefully and to optimise the costs of a possible relocation," the analysis mentioned.

Regarding preferred areas for leasing logistics and storage spaces, Bucharest remains at the top, with almost 75 percent of the volume leased in the first nine months (560,000 square metres), while Timisoara (75,100 square metres), Craiova (16,000 square metres) and Cluj (15,000 square metres) were the most dynamic secondary markets.

The report reveals that the total modern stock of industrial and logistics spaces in Romania stood at almost 7.78 million square metres at the end of the third quarter, in the context in which developers completed projects with a leasable area of 209,300 square metres nationwide, 24 percent lower than in the same period in 2024.

On the other hand, investment plans remain substantial for the end of this year and the beginning of next, with the portfolio of projects under construction totalling approximately 412,000 square metres.

Furthermore, the national vacancy rate has fallen slightly to 5.7 percent and to 5.4 percent in Bucharest.

According to the quoted source, prime rents in Bucharest and the main industrial and logistics hubs in the country have remained stable, generally ranging between 4.30 and 4.70 euros/sqm/month in Bucharest, Cluj-Napoca, Timisoara, Brasov, Ploiesti, Pitesti and Sibiu.
