Land in localities close to Baia Mare is highly sought after by both individuals and real estate investors, amid the trend of moving from the city to the countryside, which has increased in recent years, especially since the pandemic, claim real estate specialists.
"Annually, the pace of people moving from the city to the village is increasing. The trend was accelerated during the pandemic, but it maintains the same trend now. The reasons are diverse. But most of those who invest in a new house in the village or buy an old house to be renovated, preserved or prepared for living want to live in a quiet place, away from the noise of the city, cars, traffic congestion, to enjoy nature. For almost 10 years, the process of migration from the city to the village has increased significantly, and those with financial potential are investing in medium or large houses, all depending on the number of family members," Florin Dumitrean, the administrator of a real estate agency specializing in rural areas, told AGERPRES.
He says that the price for building a house varies depending on the location, the cost of materials, and labor.
"A newly built house for a family with two children can cost 120,000-130,000 euros, this cost not including the purchased land, access to utilities (gas, electricity, telephone-internet). Most families who moved to the village sold their apartment or accessed a bank loan to purchase the land and build the house. There were cases of old houses, some built 15-20 years ago, houses that were modified on the inside to provide optimal living conditions, the cost of such an operation meaning expenses from 20,000 - 50,000 RON upwards, all depending on the size of the building. Old houses are attractive to a large part of those who move to the village and want to live in a house that has an archaic patina and induces a certain mood, comfort and relaxation. In recent years, modern houses have also appeared that respect the old architecture, with a roof made of shingles or straw. It is true, such investments exist, but they are rarer and produce great joy at the sight in addition to the interior comfort," added Dumitrean.
Ionut Tineghe, a construction entrepreneur, stated that the only obstacle for those who intend to move to the village is the exorbitant price of construction materials, which has increased many times in recent years.
"The price of construction materials in recent years has repeatedly experienced inexplicable increases, including materials manufactured in Romania. Many of the individuals or families who would intend to move to the village are now blocked by the high costs of materials and labor, in addition to the purchase price. People with increased financial possibilities do not ask themselves this problem at all and purchase properties or land with potential, old houses located in a special natural setting and prefer few neighbors. There is another category of investors established in our villages: investors who are looking for land for the construction of guesthouses, motels, bungalows, small rural restaurants or medium-capacity hotels. This investment profile is oriented towards the well-known tourist areas of Maramures or, surprisingly, towards places that are not at all famous, but with an extraordinary natural perspective. This type of investment starts from 100,000 euros and can "in some cases exceeding one million euros (...) The fact is that the village in Maramures is experiencing a radical transformation and a future that could bring other changes, including economic ones," Ionut Tineghe told AGERPRES.
The mayor of Grosi commune, the closest locality to Baia Mare municipality, Florin Bolte, stated that in recent years, over 500 families from the city have moved to the village, built houses, renovated or started small, prosperous local businesses.
